  2. Building Custom Homes Under Current Supply Chain Challenges

    Let’s face it: building custom homes in 2021 has presented all building teams, large and small, with unique obstacles.  The industry’s supply chain has been congested as a result of this year’s global challenges, and builders everywhere are experiencing building material shortages and backlogs.

    Phil Kean Design Group’s own Construction Coordinator, Katie Kovac , recently spoke on behalf of PKDG’s design-build firm with Layne Deakins of ProBuilder Magazine to discuss the impact of the global supply chain crisis on our business in building custom homes.

    L: What are some of the biggest challenges your company has faced amid ongoing supply chain disruptions and industry shortages? Have any projects been impacted by these new obstacles?

    K: Many of our projects have been impacted by the supply chain disruptions, especially when it comes to lumber, trusses, windows, fixtures, and labor. Items that would normally take 4-6 weeks are now taking 14-16 months, which has had a huge impact on how quickly we can build and complete our homes.

    It’s really challenging, especially when it affects almost every item along the way.

    However, labor has probably been the largest impact on our projects, which has greatly impacted the completion date for our homes. All trades are so busy that they can only allot so many of their workers to our job sites, instead of an entire crew like they have in the past.

    Other challenges that come with these shortages have to do with price increases. Almost every other week something new has a price increase!

    While we are finally starting to see lumber come down that is not the case for plumbing fixtures, garage doors, cabinetry, etc. All of these items are continually going up in price that it’s hard to keep up.

    L: What do you expect the situation to look like in the months ahead? What advice would you give other builders facing the same challenges?

    K: I feel that in the months ahead we’re still going to see a similar situation to what we see now. Every day I find that there is something new that is on backorder or the lead time is being extended. Unfortunately, I don’t foresee it going away anytime soon. I think this is something we are going to be facing well into the first quarter of next year.

    The only advice than I can provide to other builders is plan ahead. In construction we’re always planning ahead, but now it’s planning even further ahead. It’s making sure that you study and learn the lead times of every product needed during construction and making a plan to order ahead.

    We’ve started ordering things so far ahead and storing them either on-site or at another location to ensure the items needed are on-site when we need them to install in order to not slow a project down.

    Another piece of advise would be to change your outlook and stop making excuses. So many people that I have spoken to in the industry look at the negative aspects of the shortages, instead of looking at solutions. So many people in the industry use the pandemic as an excuse to why something is on backorder or why their job is taking so long.

    These challenges that we’re currently facing are reasons to make a change and improve the industry or to improve your business.

    L: Is there an industry-wide solution to address shortages that might be affecting your business? If not, what smaller steps can be taken to get the building industry back on track?

    K: That’s a tricky question. I don’t feel that there is a simple solution.

    The construction industry, from my viewpoint, has exponentially grown through this pandemic, which has only added to the shortages.

    However, as I said before changing your outlook on construction and what it should be would be the first step to finding the solutions to the shortages.

    Taking smaller steps, like planning ahead would be one way to help alleviate the industry shortages. If everyone planned ahead it would help regulate the immediate need and allow the industry some breathing room. The “rush rush” mentality only feeds into the shortages.

    L: Had the pandemic never happened, where do you think your company would be today? How would your projects or business model be different?

    K: I feel that our company would be in the same place that it is today. In our niche of the construction industry we’re always striving to improve our system and increase our efficiency. That’s what comes with growth.

    Our business models constantly evolve from year to year because the industry is ever changing and evolving as well. The only difference might be construction cost for our projects, as it they would most likely not be as high as they currently are due to the pandemic.

    Blurring the Lines Between Indoor & Outdoor Living (Home Design Trends of 2022)

    We’ve all looked through a window at the beautiful views surrounding our homes, but somehow still find the two disconnected. When designing and building a custom home, we find that clients are always looking for the perfect integration between the two spaces.

    Magnifying the View

    One of the best ways to connect indoor and outdoor living is to enlarge the viewing space between the two. The best way to achieve this is by using floor to ceiling sliding glass doors or folding glass doors. This allows both living spaces to feel larger and more connected to one another, especially when the doors are open.

    As a custom home designer and builder, we take it a step further by designing pockets in the exterior walls to conceal the sliding glass doors when opened, which ultimately creates an illusion that both spaces are now one large space. However, not everyone can create a hidden pocket for their sliding glass doors, especially if their home design will not allow for enough space on either side of the sliders to accommodate a pocket.

    When this is the case, folding glass doors are a great option. With folding glass doors, the panels fold onto one another allowing them to stack to one or both sides of the opening, creating that beautiful oversized indoor/outdoor connection.

    Blending the Stage

    Another important design feature to further blur the lines between the indoor and outdoor spaces is the floor selection. Choosing the same material for the indoor and outdoor flooring allows the two spaces to flow into one another and appear as one space. Many natural stone and porcelain tile selections in the current market have options for both an indoor and outdoor finish without changing the look of the tile.

    But the flooring isn’t the only design element we see when looking out. When installing floor to ceiling windows or doors, matching the indoor and outdoor ceiling colors will add to the illusion. Using the same paint color or a color in the same color family allows the visual connection to continue from one space to another.  Lighter colors make the ceilings appear higher and the spaces feel larger, and warmer colors will make the spaces feel cozy.

    Finally, it’s important to use the same lighting elements outside that are used on the inside. Matching the recessed can size and trim is important when seaming the two spaces together. And it doesn’t just have to be the recessed cans, light fixtures and ceiling fans can match inside and out too. Many brands have created light fixtures and ceiling fans that can live up to the elements outside, allowing their fixtures to be used inside and outside as well.

    Our newest St. Petersburg custom home project was recently covered in Florida Design magazine’s Summer 2021 issue, Volume 31 No 2. While we cater to a global audience, Phil Kean Design Group team loves to celebrate local recognition!

    After being selected for the architecture and interior detailing responsibilities for the St. Petersburg custom home, our team immediately started working with the homeowners on the the exciting schematic design process to get the project under way. Since the lot featured beautiful waterfront views, we designed the home with statement floor-to-ceiling windows (17-feet high!) and an expansive indoor-outdoor design complete with wet bar, outdoor kitchen, and waterfront dining, living and entertaining spaces!

    AFTER TWO YEARS OF HOUSE HUNTING, a wrong turn ultimately led George and Jamie Lutich to their dream home in St. Petersburg’s Snell Ilse.

    The couple moved from the Tampa area to a townhome in downtown St. Petersburg after marrying five years ago. They often spent their free time driving down random streets in surrounding neighborhoods to get a feel for the “vibe”, explains Jamie. “One day, we took a wrong turn a block away from where we always drove and halfway down the street we saw a For Sale sign,” she recalls.  One look was all it took to convince them of the potential.

    “The lot was beautiful and we always knew that whatever we found, the home was going to be a tear-down, because we had our own vision,” Jamie says. So after removing the existing home, the couple commissioned a 4,000-square-foot modified mid-century modern design, satisfying their desire for clean, open spaces that exude warmth and seamless indoor-outdoor living. Given Snell Isle’s location in Tampa Bay, it was also important that nearly every room have a view of the water.

    An internet search led them to architect Phil Kean, president of Phil Kean Design Group in Winter Park. After meeting in person, the relationship was quickly cemented. “Within 20 minutes, we were ready to write him a check,” Jamie says.

    Kean was responsible for the architecture as well as the interior detailing. The result is an uninterrupted design that flows from exterior to interior. Updated local code required that the new home be elevated five feet, but in place of steep steps to the entrance, visitors are greeted by a gradual series of risers leading to a peaceful courtyard with a calming water feature – before they even get to the front door. “This is a house you experience as you enter,” he explains.

    The practical aspects of the home are cleverly placed. For auto enthusiast George (who recently retired from the company he founded, Paragon Water Systems), Kean designed a pair of two-car garages at the end of the one-story home. Positioned with side entrances and hidden from the street, the garages feature lifts that accommodate two additional cars, for a total of eight.

    Jamie’s favorite space is her 480-sqaure-foot closet, with a 10-foot ceiling that includes a lounge area with a sofa and wet bar. “Sometimes my girlfriends come over and we sit and visit in the closet,” she laughs.

    When it came to furnishing the rooms, Jamie turned to the firm that designed her townhome, Michelle Miller Design in Madeira Beach. Armed with a clean slate for a new design, Miller sourced all new furniture in predominantly cream and brown colors

    Upholstered in plush, spill-proof fabrics. She describes the new design as “soft contemporary-glam,” and says that although the Lutiches are empty-nesters, they often entertain friends and family (all three of their grown children live within a mile) and want people to feel welcome and comfortable.

    “There are no hard corners and nothing is stark white; it’s all soft, creamy colors with lots of texture and warm wood,” Miller says. Jamie specified furniture that could be lived on, so Miller installed durable performance fabric. “You could spill red wine and it won’t stain,” she says. Adds Jamie: “I’m not one to have works of art as furniture. I want everything to feel comfortable.”

    With an eye for what’s new and different, Jamie doesn’t believe in a forever home. But for now, this is as close as it comes. “St. Petersburg is like a hidden gem,” she says, adding that although this home ticks all the boxes for entertaining, it also fits their intimate lifestyle as a couple. “Ultimately, we built this home for ourselves,” she says.
